The Farmhouse

When is check-in?

Check-in is at 4pm on Saturday. Early check-in is not available. Our local representative will meet you and show you around and explain how everything works.

Are utilities included?

You will be charged for utilities used during your stay, based on meter readings taken at arrival and departure.

Is there a cleaning fee?

You are responsible for a final cleaning fee of €200 to be conducted by our staff, the cost of which will be deducted from your security deposit. This is not a substitute for cleaning and maintaining the house during your stay.

What provisions are provided?
  • Basics

    The kitchen will have the essentials—salt & pepper, sugar packets, olive oil and vinegar. The dishroom will have a small amount of dish soap, dishwasher soap and a roll of paper towels. The bathrooms will have hand soap, a small bar of bath soap and an initial roll of toilet paper.

  • Honor Bar

    We have set up an honor bar where you can supplement or pick up forgotten items. The items are reasonably priced with a nominal convenience fee added. Here you will find local wine, nuts, crackers, dry pasta, tomato sauce, along with bottled water, soap, shampoo, toothpaste and paper towels. Please keep track of what you use and we will collect payment at the end of your stay.

Where can we buy groceries?

There is a small grocery store in Cannara, generally open Mon-Sat 8am-1pm and 4pm-7:30pm. It’s a delightful store and you should have no trouble finding what you need there. If you want to buy groceries on Sunday, there is a grocery store in Santa Maria dell’Angeli open on Sunday, about a 20-minute drive from the house.

If you send us a grocery list in advance of your arrival, we can stock the kitchen for you. There is no additional fee for this service. We have a basic grocery list you may use as a guide if you are interested.

How far away is the village of Cannara?

It’s a leisurely 10-minute walk from the farmhouse. The village has a wonderful grocery store, a butcher shop, several coffee bars, a gelateria, two fantastic restaurants, a fresh pasta shop and a lot of character.

Can we make coffee?

We have an assortment of coffeemakers, including an espresso machine, a stovetop moki and an American drip coffee pot.

Is there a washing machine at the villa?

Yes, a washing machine is at your disposal and located in a detached building next to the house. Its easy to use - but follow the directions provided. It is a small, European washer that will hold a couple pairs of jeans. The cycle is slow and can take up to two hours. We do not have a dryer (a rare household commodity in Europe) but you will find a clothes line as well as clothes pins to dry your belongings out back. There is a self service laundromat in Cannara with both washers and dryers. We can also arrange for someone to come in and do your laundry if you prefer.

Is there air conditioning at the villa?

There are AC units on site and they can be installed in the two annex rooms. Please let us know in advance if you want to use them. Usually once the sun sets in the evening, a cool breeze comes through and we actually wear sweaters outdoors during dinner in the summertime.

What about dining at the Farmhouse?

La Fattoria del Gelso was a restaurant at one time, and has a large, beautiful and fully equipped kitchen. A garden right outside the kitchen offers tomatoes, eggplants, peppers, lettuce, zucchini and herbs in season. There are also fruit trees on the property. Outside, a pizza oven and brick grill provide additional cooking options.

We can also book chefs and arrange cooking for groups. If you’d like to plan any catered meals, please let Suzy know in advance. You can choose to help out in the kitchen or sit back and let the food come to you.

How often are towels and bedding changed?

Each guest will receive a complete set of bath towels and a separate pool towel upon arrival. Please let us know in advance if you would like a fresh set of towels midweek for a small additional charge.

Are the bedrooms private?

Each bedroom is private and has its own door.

Are there any bedrooms considered really special?

The rooms are named for nearby cities and towns. All of the bedrooms are spacious and have different advantages, such as a beautiful view, private bath, and ground floor location.

Who manages the Farmhouse?

Marco Palermi is our main local staff member. Suzy will work with him to make all arrangements prior to your arrival and he will have everything ready and waiting for you. Marco manages the work on the farm and is frequently on site.

Is there a doctor or hospital nearby?

There is a doctor and a pharmacy in Cannara. In case of emergency, there are hospitals in Foligno and Perugia.


Is there a driver we can hire for pick-ups and drop-offs at the airports or train stations?

Yes! We have an excellent driver with an 8-passenger van who can meet you in Rome and provide you comfortable, efficient service throughout your stay. If you have a larger group, we can arrange a 16-passenger van or hire two drivers.

What about hiring a driver and van for a day excursion to Perugia, Assisi or the Montefalco wineries?

Our drivers can drive you in style throughout the Umbrian countryside in an 8-person or 16-person van. Please contact Suzy in advance to book and for pricing.
